Food for thought .. 

If yours is a platted residential lot, you should be able to get by with an affidavit stating no improvements (by you or adjoining parcels) since acquisition. 

I have to pay for my own food and have no access to even a microwave.

This will allow you to get 'eyes' on the issue and then you can make the determination of how to proceed without making a special trip to the rental.Just food for thought...Mike C.

An off market parcel fell into my lap and I'm trying to run some back of the envelope numbers on a teardown and new-structure development in Snohomish county (its in a downtown area).  

I'll need a way to pay the rent and put food in the fridge, but I'm also eager to get back into real estate.

e.g. healthy lunch left out, but she takes petty cash money and buys fast food. 

Then if things go badly you already know the person to whom you will have to speak about helping you get the deal completed vs. a "customer service" agent in Bangladesh who could not care less about your problems..Food for thought. 

Does the parcel of land have any Deed Restrictions on it?

My tenant has a dog that she leaves the door to the outside open for, and she has left dog food in the bowl and has not stored her food properly.
