You can also use the "Build Your Team" function above biggerpockets has to find a tax professional and financial advisors that specialize in working with real estate investors.

Be very diligent and ruthless in finding them.

Once you find them you can just wait to have them start helping you until you are ready. 

So you can find out what they were paying for rent previously, if it was paid on time and go from there.  

These are great ways to find deals but its not enough.
