I use google drive, google sheets for accounting, and an amazing app called cam scanner to collect receipts and scan other documents that I can upload into google drive.

You need to decide what criteria works for you and your situation- in my mind, that is the most critical factor for success.

In January of 2015 I came to Colorado to visit my sister for the weekend and by February of that same year I decided to do the most spontaneous thing I've ever done and quit my job, say bye to my family, and drive out here to the beautiful Colorado, starting over.

So I feel it's definitely a limiting factor to a sale.I feel like I'd be narrowing down my possibilities of a successful transaction telling the seller I'll cover it and expect a unrepresented buyer working on their credit to bring a huge EMD, Purchase Option, and/or pay elevated rent. 

I've never bought through a wholesaler (but have been one a few times) so there are more ways to source properties like agents, FSBO, MLS, zillow, cl, driving for dollars, etc.

@Graham Richard Anderson I would add Driving for Dollars to the list of strategies you can use. 

@Timothy Neafsey tel them you did the drive by, and it looks like there are many diffed maintenance in the property. 

I spent a few days driving around the city and getting to know the areas.

Second, narrow down properties that interest you before the sale, drive them preferably and go to the county assesment office to look up any mortgages or liens.

In the mean time I have to send the same contractor for the heater ugh..This tenant really opened my eyes, as many mistakes we have made, the only thing I was able to really verify was employment, she doesn’t have a “professional” job but she’s making decent $ and drives a 2017 bmw.
