The back porch slab looks like it was extended later after the house was built and has nothing to do with the foundation.  

If the tenant does not perform to what we both agreed too- then the option can be extended (with additional capital) or they can lose their option deposit and stay on as glorified renters. 

If I tell him that I am not extending lease though I had indicated by email few weeks back that I am willing to extend, will that be a issue.

I've known several people who started with 60% LTV extend themselves to 90% LTV only to lose their shirts when they became undercapitalized.

Maybe lose those little upper cabinets there and add either a light (extend the electricity from the fan - even a plug-in hanging light from Ikea or something is fine) or put in an open shelf or two for a more modern look.Hope there's an idea or two you can use.

For example, my DFW rentals have higher insurance because of tornado threat.Umbrella policy extends the limit of your landlord insurance.
