Lease extension

My 3 tenant's (joint and several) lease ends this May 31st. I offered them a 12 months extension for the same cost. One of them is looking for a house to buy and wants the lease to be extended only for 2 months (June and July). The other two promised me a 12 months lease after that. The reason is that they want to find a new mate for the next 12 months lease. This puts me in a difficult situation. They were nice tenants and I want to help them. But there is no guarantee (other than their word) that they will sign a new lease after the two months extension ? If they back out, August is not a good month to get people in (school). Your thoughts ? Thanks !
