This also gives us an idea of what needs to be done to the unit prior to the new tenants taking residence.As an example, we just had two units come available at the end of April - both term leases, so we knew they were coming. 1) In one instance we had significant renovation planned - finishing the basement into livable space - and have signed new tenants for August to allow the time to get everything done.These tenants hired their own cleaner and returned the place to us in excellent condition.2) The second unit was coming free for the first time since we purchased the building.

I say 30 yr mortgages to obtain the properties, then reduce to 15 after you get the numbers you want and want to hurry up and pay them off.I thought it was an excellent point about being a target for lawsuits.

So the detailed breakdown in J.Scotts books offer an excellent Project Plan to adhere to.My wife insists on a very detailed breakdown & several GC's walked (but she also went through a couple of architects) It's the only way we were able to keep costs down & the new build/project on time.

I can do it because I have excellent teams in place where I invest, and I GO SEE the properties before buying them.It may be tempting to buy very low-value properties, but I would suggest that this is more difficult than it may seem.
