What are some costs associated with hooking up utilities and electrical to our modular and what should we be searching to get an idea of cost? 

@Rahul Garg how much are the homes going to cost for each build and are you expecting to sell them right away?

When I have a tenant sign a lease they also sign a document for the cost of repairs when the lease ends.  

The property will have to carry the full operating costs and debt obligations by a factor of one.

I've seen some pretty healthy asking prices for land where all entitlements were obtained & approved.Also, I do understand that there's a cost paid to the geotech, architect & city prior to approvals.But...

What is the cost of the Airventure MTR Class? 

The cost of living is extremely low compared to other cities and you can still many many positive cash flowing and 1% deals here.

Would love to know what course of action would be the best and most effective strategy. 

-My terms: a 5% commission (I’m a licensed agent) to be credited at closing towards the purchase, plus $10k towards closing costs.

If not I'd just put a new one in and eat the cost.
