As a flipper I've purchase and sold without an agent before but if its your first time it can feel a bit tricky. 

I made Cc notation at the bottom advising them that I'd sent a copy of the letter to the state attorney where my properties are located. 

This also gives the tenants time to call the seller and verify the property is in fact being sold, again in the event the seller didn't bother to inform them.

I asked our property management company for copies of the annual inspection reports and the last annual inspection was on Jan 2015. 

Then she sent my agent a copy of the motel room receipt she booked for the night & wants us to pay for it.

They ended up rejecting our offer and sold the house for $475,000 a week later.

I never had it on my SFR’s (which I sold just recently) but I need to get it on my primary residence.  

We sold it all and moved north and now we’ll look for 2-8 unit multis or SFR here.

I’ve been doing very well with my side hustle fixing and flipping houses but I’ve only been doing it for about a year now and have only sold 1 so far and I don’t close on my next one until July 15.
