From what I see in your post, the only issue thus far is expecting 20% down on an undesirable collateral type to most lenders...Cheers!

As bad as that all sounds, ALL of these issues could have been taken care of before closing and repaired or her buyers could have backed out of the deal.

I also added the new appliances I have provided, if there are any issues it's the tenants responsibility to fix.

One time we had some issues she mention she will reach out to her senator to ask.

Never have I ever heard of this mortgage credit score or someone else being stopped from getting a loan for a multi-unit due to this issue.

Hi all,I'm a new landlord in North Hollywood, and I'm having an issue with a tenant who has missed 4 months of rent payment and doesn't want to move out.In late 2023, she applied for the ULA Emergency Rental Assistance Program, and I've just received an email notification from the LA City housing department that the payment is processed and will arrive in the next few days.

I tried Guesty last year, but I had several issues with double bookings and poor customer service. 

I've had 2 issues with tenants not paying rent resulting in them leaving and yes they left a mess, but we cleaned it up, got it re-rented (for a lot more money as there are rent caps in place in that area) and moved on.My first rental was accidental-I bought it to live in and moved and converted it into a rental. 

Any current roadblocks including time-to rehab permits being issued, local landlord laws/trends, property tax to rent YoY trends, etc. 

Better cash flow, but more tenant issues in multi-family.
