I also have more than enough reserves to comfortably stash 8 months of expenses aside in the event of vacancies.Since my investor is an older gentleman and looking to secure himself some passive income for a while, part of our private mortgage deal was that I can't refinance before 10 years, but also that I must refinance before 15 years.

I've always been interested in architecture and houses and while the trig classes as an undergraduate in Architecture ensured that I wouldn't be the next Frank Lloyd Wright, my love of design still stays with me.  

If the existing porch is less than six feet from an interior lot line, the enclosure shall be a minimum of one hour rated construction, if in conformance with the Zoning Ordinance. (3) Replacement porches shall be designed to meet all load criteria for new construction.

Most agents I know live paycheck to paycheck and are not comfortable financially and do not understand the basics of investing.Perhaps the mid-west and east coast have much higher investment among Realtors, but I suspect that NAR has tweaked the narrative to tell the story they want to tell.
