So the process is the first notice is the Notice of Default/ Right to Cure- The borrower must then be given 20 days to come current- The ruling in Texas was that this can be done during the 120 days- Notice can be sent be certified mail and no proof of receipt is neededAfter the 20 days and the 120 days total, the loan can be accelerated and the Notice of Trustee's Sale can be filed with the county.
