Hello everyone,I am new to real estate investing I love reading all of your advice and details on the deals you're working on , I stay in Milwaukee and we have a lot of foreclosed, boarded up homes if anyone is willing to connect I am be boots on the ground here for you.I know Milwaukee isn't the most desirable city but to a creative person I feel like with the things we have building up in the city this could be a potential gold mine.

Obviously, different markets produce different cap rates...and different investors are willing to accept different rates of return, making any given property worth more or less to different investors.You do not include debt service when calculating cap rate, because the purpose to the cap rate is to compare different properties, or different asset classes (i.e. should I buy a rental property, stocks, bonds, gold, or whatever?).
