And since it's plumbing and heating, it makes sense because it's usually big ticket items and maintenance.

There are items that will cost more like air compressor, freon, stuff like that.  

My Section 8 unit failed inspection with 45 items, some as small as chipped paint.

@Kelvin LeeThe term you are looking for is called "regulatory capture"  and we have certainly seen that big business is now a strong supporter of left wing politics in an effective effort to drive smaller competitors out of business. 

This could be on the back of a notepad but obviously you won't have covered all the items to help a title company close the loan. 

I closed on a $50k house here in VT and pulled up my HUD, and here's what I have:- credit reporting fee $15- flood zone determination fee: $25- Documentation fee: $350- Attorney fee (incl title search): $1,000- recording fee: $150- wire transfer fee: $40.This does not include insurance prepayments, utility deposits, or items like that. 

All of those relatively small items, don't worry me (smoke detectors, strapping water heater, etc.). 

To me it's just another item to maintain and for them to break.

I am always looking for new leads and referrals, so any suggestions about best ways to capture leads, I am all ears. 

There are a lot of other items that we are doing as well that we are more than happy to get a bid for.
