I will take your advice and utilize the resources already listed and get plugged into this network.

I first posted to these forums about 1-2 months ago looking to get plugged into the community and meet people.

If I put an inspection period contingency in place will this cover my butt if something is off?

Electric is plug n play, done.

I think another thing is to get plugged into your local real estate groups.

There's so many little things I didn't think of to have my cleaners do at first and learned the hard way,  Like checking to make sure all tv remotes are where they should be, making sure everything is plugged in like lamps (s0metimes guests will unplug for whatever reason), making sure welcome book is where you want it to be for next guests, etc.I would have several cleaners you can use just in case your regular cleaner backs out last minute. 

Many companies will NOT insure that type of wire due to the liability it poses.As far as it being safe, depends on what you plug in and what was done to the circuits since it was installed. 

All of those are variables that you can plug in for your situation.

If you've already been quoted this then great, but if not then I recommend getting pre-qualified with a few lenders and plugging in the numbers they give you, so your analysis is more realistic.Similarly, where are you getting the $100,000 ARV figure from? 

You leverage the cash to get offers accepted and BRRRR your butts off at a rate exceeding 100%.
