You might want to look at going across the border in to Kansas City, MO, The insurance rates are much lower and the landlord/tenant laws are more favorable.

My lender recently notified me that freddie mac & fannie Mae guidelines have changed that don't count gambling income as "income".This puts me in a bad position as I want to invest in more homes, but without getting financed I'm limited on what I can do & at this moment I don't want to change jobs because of this change.

Another possible problem is the we are 20 mins from the Canadian border so a lot of Canadians invest in the area, driving up prices.The realtor who showed me the house thinks we could resell it for $150K to $175K and thinks we should bid full price.
