I think Greeley is a real good area to invest and from a kind of outside perspective a bit complicated as values can change block to block giving home field guys you an advantage.I'm over in Fort Collins in Loveland but I offer on houses all over Larimer and Weld County.

They can be excellent properties, so long as you don't have to rehab them.We have a historic theater here in town that is on the auction block arising from the rehab costs going way over what was expected.It really depends on the historic nature of a building, the restrictions imposed and your market.

I'm thinking of purchasing the property, finding another equal credit tenant as BK or better to lease the building at a slightly higher rate (about 15% under market right now), then having BK pay the fee and ultimately selling the property.It's a great area with solid demos and many other national on the same block, no clue why they couldn't survive.Thanks

I also use them to show my houses for me (though this is less than ideal, I will admit).But I am thinking of buying houses in Detroit and other out-of-state cities - and need to find a way to analyze a house for such factors as neighborhood, rental rate estimates, condition of other homes on the block, estimated repairs, and other metrics.Any ideas?
