Congratulations on your acquisition, @Holly Wenzel.I would echo most of the other posts here and heavily recommend reselling the parcel to an active local developer, establish a relationship with that developer (and all the rest in the area) and start down the path of finding land for them on a regular basis.My experience has been that vertical construction experts don't posses the time or talent for finding undervalued land.

My first deal I paid cash for a small 3/1 in an area that was heavy with gang activity.  

I have always invested within an hour of a urban area that is growing and am active in Pueblo West Colorado.

Technically, you are not actively working with clients, but you can refer people who are looking to buy or sell to an active agent and get a 25%-30% referral fee on any commissions generated.

What are your thoughts on bigger, brand name movers coming in to an already active market?

Now that he is in-school and has basic arithmetic skills, he periodically checks how much more he needs to make a down-payment on his first {rental} house  {being a minor, he cannot borrow on his own and definitely is not eligible for a high-ratio, insured mortgage, so he will need a 20% down-payment and the bank of Mom & Dad if he still wants to purchase a house when he has the funds}.We also use routine activities such as grocery shopping or fuelling the car/truck to discuss budgeting and how much it costs to run a household - at an age appropriate level.

My guess is that the next year will see a lot of producers exiting the business and some consolidation (m&a) activity.
