I also consider myself a fairly handy person and if a permit is not required I will do it myself if i'm comfortable with the task.

There are 2 prerequisites that must be done to close, 1 of which is a 1hr counseling session with 1 of the 5 Counselors tasked with handling this.

You could also keep the books and other computer related tasks if you are not able to be on site due to your class schedule

Follow up in Podio and use your tasks and follow up system. 

Maybe if you're lucky you find one who sucks at comps but can stay on task/budget.

Try to batch all your tasks and log your minutes.

Moving forward we will make sure there is an agreement that the owner knows it will be gross minus coin star fees if they want us to do that task.  

This is not a hard fast rule, just a quick calculation to see if you are in the ballpark with seller.That all said, in our current competitive market in many areas of the country, finding a deal at 70% is no easy task either and would be considered a triple in my area.

Granted, my eyes were better decades ago too, but you simply cannot properly examine a wide variety of issues without great task lighting!
