It is a long ways from the 1% rule, but my pro forma show positive cash flow in my market (similar to yr market) pretty universally at 0.75% and on many properties at 0.7%.  

Is it required that only accredited contractors work on the structure to get a lead free certificate? 

If I was looking to purchase one right now, I'd stay near several universities so you'll have a bigger pool of students and stay in Republican areas, if you get near a university that shuts down everytime some one sneezes you could troubles..

Now, there are two universities nearby but this wave of COVID had a big impact on the market, classes are all online and people would rather not share common areas which is the case in my property.

I did it for many years during my university days & then as a necessity as I accumulated seller financed properties during my early W-2 Job days.
