After I told him the contract price, he said "you hit a home run, especially in this market" :)  At this point, unless the inspector uncovers something major,  here is what we're looking at:Paint (walls, doors, trim and ceiling) and carpet (3 bedrooms).

Grapevines destroyed, roses dead, broken glass in the windows, a wall knocked out of a metal shed.There was no sign of life, the extra family living in a travel trailer is gone, and there was a large flatbed trailer in the drive filled with ruined carpet, broken furniture, and garbage.

The hard part is getting the texture to match with the old (assuming the walls are textured)It can be done without cutting any drywall if the box is easy to remove and you have no cross brace framing between those studs.Another (best) option: If it has existing wiring, he can pull the new wire thru by attaching it to the old wire and pulling it down.
