If he is referring to the end buyer putting up the EMD I strongly disagree.please dont read all theses books saying you can do it and get away with it.Again I do not know what Joe is specifically referring to here but his wording "get away with it" implies that creative techniques are somehow illegal or perhaps unethical.

but dont misunderstand... you do NOT need an expensive camera. just take it off "auto", make sure they background is clean and shoot away. it's basic techniques that make the biggest difference.

Oh, yeah, I was warned that trying to have a whole "toolbox" of investing techniques is usually a losing proposition.Well, I've focused on wholesaling: Calling, emailing, bandit signs, knocking on doors, checking Craigslist, starting a YouTube Channel, setting up appointments, looking at properties, networking, having cards made, STUDYING, running "comps" checking data thru Redfin, Trulia, Zillow, and whoever said this stuff was easy...deserves a snowball straight to the back of the head...
