If you use the 2% rule, meaning that the rental income should be at least 2% of the purchase price, you should pay no more than $60,000 INCLUDING repairs. (1200/2%)The real red flag here is that you have absolutely no rehab experience.

The entity protection and trusts helped in my case IMO.Yep, I have some too, now, but what has always saved me was being a step ahead and having a really bad *** attorney, he chews raw meat and picks his teeth with nails, his eyes get red and he spits on the floor at thier feet, then they usually just walk away.....lol!
