I just purchased a rental there with good cash flow and high quality tenants.

I would love to be able to financially secure our future so we can spend more quality time together.

What quality of tenant would it attract?

Also, I've seen a few REi clubs around the greater Dallas area, any recommendations on some good quality ones?

We already paid a couple hundred dollars to have a huge dead tree removed from the front yard.A nice-quality fence (spruce, metal posts) will cost about $2,000 and the plumbing stuff will cost about $500.

Some things that tend to get overlooked: - cost of turnovers- quality of residents in there now  and how quickly they pay rent (i.e. might have some late payers) - deferred maintenance - leaks - faucet, tub, toilet - capital improvements (i.e. roof, driveway, etc.) 

Their website had previously rehabbed houses so maybe a potential buyer could see the quality and gain interestinterest. 

With time and experience, what you now feel as hesitation will become patience, which is a sound quality for most investors.

Quality travel experience is irreplaceable.
