We already paid a couple hundred dollars to have a huge dead tree removed from the front yard.A nice-quality fence (spruce, metal posts) will cost about $2,000 and the plumbing stuff will cost about $500.

Some things that tend to get overlooked: - cost of turnovers- quality of residents in there now  and how quickly they pay rent (i.e. might have some late payers) - deferred maintenance - leaks - faucet, tub, toilet - capital improvements (i.e. roof, driveway, etc.)
