I'm not comfortable taking that kind of risk at the moment.Additionally, fix and flip requires knowing contractors and dealing with all the logistics of doing a rehab.

So I am looking to hear stories from folks that are new into the real estate market, who don't already have millions of dollars to invest to see what kind of plan they are implementing.I have considered building modular (not mobile) duplexes, because research says the cost to build per square foot is less than standard stick build.

As a sellers agent would you pay for a service that would guarantee more home visits for homes you are listing?

Owners who use lease  to options to sell  usually see buyer as kind of Flaky. 

Kind of like a home buyer to live in a house versus an investor holding for rental.Sometimes the owner is putting that out there to try to sell anyway they can and you can still negotiate a great deal as an investor buyer.

I am pretty sure people visit SD more than just 6 months during the year.

I am using Roofstock because I'm from Oregon and it's nearly impossible to find the kinds of houses that are available on Roofstock for the money I want to pay.The house I'm looking at is around $80K. 

I have some goals that I'm trying to reach and I don't kindness doing it with of fashioned sweat equity and streetsmarts.
