I've been binge watching every youtube video on the subject but this can only take me so far.

I live on the other side of the state, but did look at Memphis before deciding I wanted to invest more locally.Some of the things to watch out for is that Memphis has good areas and bad areas, but they are not clearly defined like in some places. 

., but this is starting to get ridiculous if the landlord can’t reclaim their property and have to just watch it turn into a drug/gang member house.

I can find the local rents from Rent-o-Meter, I have watched and read stuff from Branden Turner.

If yes, can you share any lenders offering the loans along with disadvantages with a commercial loan/property or things to watch out for when buying a multi-family property like this?

I would never consider it with a non family member but if there was a way that I could cross Ts and dot Is and watch out for us both and just alleviate any headaches over who’s responsible for what

found it on redfin. the hud report stated it needed electrical repair and had a water leak. so i was able to get the bank down on their price from 250k. i had been watching this house for a while and knew it was priced high and the second they dropped the listing price i went to go look at it as i knew they were motivated. when i walked through the house i noticed the water leak was an easy fix and also there was no electrical issue as the breakers were just shut off.

I think I got a good idea about the note business concept... but not the implementation process yet.I did watch most of Edie Speed videos from note school ... but I got stuck when I found out that I must pay $$$$$ to be part of the note school.I did flip over 100 properties a year for the last 7-8 years...
