It is move-in ready since both units are currently rented but there are some minor updates I would like to make (paint, ceiling fans, fixtures). 

Any information that is left for interpretation will likely result in conflicts, so it's best to get the Scope of Work & Contract as detailed as possible to designate each parties' responsibilities.Generally speaking, I will provide all of the finish materials on the project (tile, cabinets, plumbing/light fixtures, etc.).  

I change all plumbing shut offs to fixtures so no dumb leaks.

For water - shut off the outside faucets, fix any leaks, and go to low flow fixtures. 

You need to know which; what that "cost" is to you; and typical current average costs for routine items such as changing a water heater, toilet, or faucet; basic drain stoppage clearing; replacing a ceiling fixture or ceiling fan; repairing typical windows/screens; appliance service call charge (just to show up, this would be plus actual repair cost), etc.

It is free to walk around the store and look at the prices of all the flooring materials, bath fixtures, kitchen fixtures, windows, appliances etc.

However if investors are committing to a $4-5-700k+ home and anticipating a $3-4-500+ nightly rate the true costs of furnishing a high quality property with high quality furnishings will be 3-4-5% of the purchase price, with logistics, labor and likely upgrades of paint, fixtures, flooring..

The house needs a lot of work and by a lot I mean complete kitchen and bathroom remodel, wiring new plugs and installing new light fixtures in all of upstairs. new furnace, new windows.
