Local brokers or national brokers licensed in these states are both fine. 

Hello BiggerPockets Nation, We are seriously considering buying a fourplex via a private deal and need advice on how to model this and what to offer.

We have a TON of people moving here from California, and are #4 in the nation for population growth and job growth. 

A team that desires a local start and then expand those efforts regionally as well as nationally.

Out of college, I started my career as a CPA working in one of the Big 4 national accounting firms, but I ultimately disliked providing information/support to the decision makers. 

Maybe interest rates rise, maybe insiders begin to worry and begin selling off to realize their profits which then starts a panic selloff, maybe there is a major war or terrorist event that rocks the nation.  

The trades are a great tool to potentially create a robust business, but it will not get you into the top 10% of household earners which is about $160K nationally or $180k in my state of Michigan or $270K in NJ (your state).AI and Productivity tools have been disrupting the labor market sign Eli Whitney created the cotton gin.

I'm trying to find private REI clubs that pool capital together for better purchasing power/due diligence efforts/etc. to invest passively in RE syndications (multi-family, development, mobile home, self-storage, etc....
