About to pull the trigger on a deal. 2 bed, 1 bath, den - 900 sf Baltimore MD Purchase Price -$65K / ARV $160K minimum / Seriously considering adding another Bedroom or bathroom to make it a 3:1 for an ARV around $180K+ The HML analysis indicated a max loan of $112K but is only covering up to $23K of renovations.

@Lee Yoder All of the current deals are in the Cincinnati area, but we're looking in a few other targeted cities as well, just haven't pulled the trigger on one yet.It's a multi-layered approach, I now have a full-time deal sourcing team
