Should I Refinance with company sending mailer

I keep receiving mailers saying I pre-qualify to refi out of my FHA. I bought a duplex last year at 3.5%, upped the rent on one half and remodeled the side I live on. I want to move on to the next property and rent the side in which I currently live. I know because of covid interests rates are super low and I'd like to be able to drop the mortgage insurance with FHA to increase cash flow. Are these companies sending mailers legit?
