Is this HML legit??? Baltimore MD Deal Analysis Help

Hello BP Family! About to pull the trigger on a deal. 2 bed, 1 bath, den - 900 sf Baltimore MD 

Purchase Price -$65K / ARV $160K minimum / Seriously considering adding another Bedroom or bathroom to make it a 3:1 for an ARV around $180K+

The HML analysis indicated a max loan of $112K but is only covering up to $23K of renovations. At $23K of renovations and $65K purchase price, that leaves an additional $24K in the loan I assumed could go to the renovations but this doesn't appear to be so. I'm certain renovations will be $35K minimum. In this situation, is it better to go with another HML? Partner with Someone? Not sure where to go from here and I am new to fix and flips.
