I deal with a lot of foreign students in my day job, and while I'm not claiming that there aren't ANY bad apples among them, on the whole, I think it would hard to find a better pool of potential tenants (assuming their stories check out as they seem in your case).

I would take it on as the property owner if I wanted that tenant pool in my rentals.

I agree with the rest of the comments - you have a great pool of knowledge to draw from.

The downside of that being that it probably limits the potential T/B pool to a lot less than if a T/B had a year or two to get their situation in order.

The property, 12,000 sq ft plus a guest house, indoor outdoor pool, huge barn on a couple hundred acres in Boulder.

Then if you need to replace any of the mechanicals, or roof, pool, major plumbing or major electrical, or pool work that is extra.

It would appear to limit your tenant pool.

Each market/area is different.Also consider that:-  If $150K is the sweet spot for buyer demand, you'll have a larger pool of buyers than you would for $200K+ properties
