I figured i should go straight to the source to see where fellow neighbors are investing in Philly, and which markets have easier entry points with about $30K-$40K in capital to invest in a BRRR Property.I've been looking at the zipcodes 19146, 19139, 19144 and 19148.

In CA first step is to hirer a forester and have them do a cruise. this will determine species age market price and Volume.. then from there you need a harvest permit which the forester can get for you.. depending on where your at those can be straight forward to very complicated.. its like mini EIR.. like on one job we did there in CA we had to Hoot for Owls.. and check for artifacts.. etc etc.

House hacking is not completely out of the question, but due to the volatility of the pandemic and everything else 2020 has done, I'm trying to stay in one good location and buy a straight out rental -- also I'm at a point where I can afford to do something like that.
