Under 1031, however, you must use your tax-deferred gains from the sale of the rental to purchase another investment property (or more if you'll be making a killing).

I study a given market's supply, rental rates, comp properties, etc. for a few months to truly understand the MTR market before I choose to invest there.

What other metrics do you consider when building a new SFH on a single lot, especially when it's your first time?

Most of them have been looking around Carmel and Indianapolis for both single family and 2-4 units. 

If I was looking for a policy on a "cookie cutter" single family home or apartment, there is hundreds/thousands of companies out there to choose from.

This probably especially true when a home purchase for most people will be one of the biggest investments they will make.
