To me it's not as bad to look at as popcorn, but my wife is adamant about removing it in favor of smooth ceiling (this happens to be a personal residence rehab, but I thought the would be helpful for reference).Is this going to be as simple as scraping like popcorn, or do you think it will be more involved?

In other places they fixed spots on the wall, and then painted smooth over them but never tried to match the texture, so on the same wall we have smooth over texture.

There was already 1 situation that arose in February where I ended up kicking out one of the tenants because of illegal activity in the house, however, this process went as smoothly as I could have hoped for and there is a new person ready to move into that bedroom on April 1st.
