The only deals that make sense now are going to be STRs, new development and renovations (if you can find them).If you're looking through deals from wholesalers they are going to be about what you will find on the MLS. 

For your first project, it is imperative to start with something easy and build up the complexity of the deal as time goes on.

Purchase price: $650,000 Cash invested: $75,000 First industrial development, project consists of 2 warehouses with a trailer drop yard for indoor storing of dry goods & refrigerated

My current "project" will be worth about $100-110k more than I have in it (purchase price of $180k, 70-75k rehab, ARV of $350-375k).

Invest locally in your city is way better with 5 years projection. 

While I have enough capital to complete this initial project, I lack the funds for subsequent developments.As I build equity with this first property, but face a shortage of capital for future endeavors, I'm considering my options with the bank.

Building was purchased for $190k, 4-plex.Keep in mind, these are actual numbers I'm getting, not projections.

I'll be going through a few of our fix/flips, buy/holds  and our lead generation, acquisition, renovation, and disposition process -- good ones and bad ones too!  

A Home Improvement or Renovation loan is likely the best bet.
