No need to give away a pro membership in my opinion, these books are worth their weight in gold, literally!

Some markets will experience rapid growth/appreciation over a span of a few years while other markets will see very minimal activity but may settle well in terms of cash flow.

Three months from now when your appraisal is conducted, and those houses you visited have closed and are now comps 1, 3, 4, and 6, for your house, you will have in your hands documented evidence you can spoon feed your appraiser about everything wrong with comps 3, 4, and 6 that explains why they sold for less than yours, and you can show why 123 Main St which sold for $20k more than you think yours is worth, is the best and most appropriate Comp 1 of them all (Comp 1 is given the most weight, Comp 6 the least... if you want to nominate for Comp 1 position, you'd better damn well be able to support that nomination with documented evidence!).

The only way you can justify making an investment in an environment like this is if you believe you can rapidly increase rents/NOI, or if for some reason you believe that cap rates will decline still further.The market is essentially going all-in on rent and NOI growth in the next 12-18 months.

(I do have credit score and income verification requirements as well) but it helps push out some of the dead weight that comes in.  

I don't know that there are any books that would be good about deciding upon a location as the information moves very rapidly.

Very fractured ownership, but rapidly consolidating.

I'm trying to find a balance between what looks nice and something that will not become dated too rapidly.  

This draws a lot of people in to Charlotte, which helps the local economy and has led to a rapid need for development here recently in the Charlotte area.
