Good Afternoon Investors,When quick screening potential BRRRR deals, many variables can be found online such as after repair value, market rent and property taxes. 

Big goals like investing in real state don't happen quickly, they hard work, persistence, and most importantly patience.

Pretty standard safe stuff with not nearly as much upside l, but hopefully less downside too. 

Here and now I expect to get a new tenant very quickly, and will not hold a unit empty for more than a week or so.

We have two 1 year olds so being in a safe neighborhood is vital to convincing my wife that this is the best move to getting to financial freedom as quickly as possible.

My contractor knows he needs to pull permits, but I want to be safe work a legally binding agreement/document.

So being on a tighter budget this time around with less time to put ALL my life into flipping a house (at least for now) for a quick sale,  i figure my best bet is to start through a rental.
