Covid is temporary and the ski resorts aren't going anywhere, so I figure there is significant long term (winter) demand for Airbnb's near the entrance to BCC and LCC.

HOA fees really vary depending on the specific resort in Myrtle Beach!

I know I would stay in one as opposed to an expensive hotel/resort!

If it is determined that you are working less than 40 hours a week, they will resort to doing an average.

Let's now look at the profitability aspect.In many parts of the US, investors have to resort to short-term rentals because long-term rentals are no longer profitable.

I wouldn't go any further south than Myrtle Beach Resort, which is between Myrtle Beach and Surfside. 

Obviously I'm not asking anyone to do the leg work for me,  and realize I still am going to have to do my share of due diligence, just curious if there's any current players in the game that had any insight on this.

Currently there is not a ski resort within an hour and half so that would be huge for making the place not only a summer but winter destination.
