Build your base of the key players (manager, contractor, CPA, attorney) in your target area and you can grow from there.J Scott, good idea, since I normally move to my markets, it would probably help a lot if I scouted through the local REIA's before I show up and then build my experience once I'm there, attending when it makes sense to.

Because the stock market is exploding- people w/ money will be forced to invest there and will not compete as much w/ HML's at low rates which will stabilize our rates- agree??

So, some do blast out offers at once but given the competitive market, the resistance from agents to entertain such offers, and the fact that owner occupy buyers don't mind paying market value or a premium, the MLS is a tough road.Inspection contingency will weaken your offer when you are competing against offers with no contingencies, all cash, 21 day close, and big EMD.

A preliminary will give a search back to the last transaction, that could entail searching estate issues, court record searches of incapacitation or competency issues and other matters that RE types simply are not trained in, so have the experts do it.Cost of a preliminary report is much less than a full search.
