You will also have management (even if you do it yourself), maintenance (even with new rentals), advertising, legal fees, entity maintenance, evictions, court costs, damage done by tenants, utilities (at least during vacancies), etc, etc, etc (I could go on and on).

I am a licensed remodel contractor in Calif, and honestly......I would not take on a job without a specific contract....what work is to be done, a set contract price, clause for additional cost above and beyond specified work and materials.
