If you're looking for more consistent roommates I would try Facebook marketplace, Craigslist, and my personal favorite roomies.com.

If your looking for a partner id reccomend posting an ad in the marketplace detailing what you bring to the table and what youd like brought to the table from the partner.

If you are going to advertise the deal in a public place like FB Marketplace or in FB real estate groups then make sure you ask questions to those who express interest.

Agree with the points made by @Jeff Schechter;  here's some of my own thoughts (disclaimer - I do not know anything specifically about the Indy marketplace, and am drawing on my knowledge and experience of the landscape here in Huntsville):-Throw out the 5% appreciation for several reasons. 

Frankly, I don't think someone in your marketplace will disclose all they know.

I just estimate a value for all the furniture and appliances based on what they might sell for secondhand on FB Marketplace, etc. 

Hit up Craigslist and Facebook Marketplace.

But you really can't translate anyone's numbers from one area to another at the end of the day.This is more about understanding the different levels of contractors out in the marketplace... 

Where you know what is going on in the marketplace, where you know the demographics, where you know values, where you know some of the other players.Occasionally I believe on the Tax Sale Resources website there are some white papers that explain how auctions work in different states.Happy to assist you in Texas if you have questions.

That might take a little detective work but it would be worth it.
