I just moved to Philadelphia from California and want to get started in my RE career.After some research I have whittled down my options for the online courses to two:https://www.realestateexpress.com/prelicense/pa/pr...andhttps://portal.recampus.com/re/templere/store/port...They both have their pros and cons for me: One (real estate express) is cheaper and offers a test prep book, the other (Temple) is a recognized institution in the area and has a physical location for testing.

In my view the originator should be the one who gets the FANNIE 1003 loan app from the borrower, all doc and does the underwriting of the borrower to YOUR lending standards:  DTI, reserves.

Once it is settled, you can put it under LLC..no need to touch for next 30 years....Also, if you want to buy on LLC, it will fall under commercial lending which is completely different, bit difficult, and more $$ (you won't get 30 years fixed), I was recommended no to follow that route...
