If at all possible, I would absolutely open all three of the second floor windows, it creates a nice balance and provides interior light.What the building lacks is a residential, attractive and welcoming entry, which will completely transform it without spending a fortune.A few questions... does the front property line extend to where the grass strip ends at the alley?

My biggest complaint between the two is the lack of light colored options without wild color variation.Can anyone chime in with their experiences?

Jon's reply is full of wisdom and great advice.His points are spot on about your experience, realistic LTVs that are out there, and associated costs.The number one issue will be the low occupancy, the second will be your lack of experience, and the third may be the cash to close this deal.You could be looking at hundreds of thousands to close this deal.

I got a mentor shortly after starting which really helped out with my lack of experience at that time.The real world experience is so very important.Going at it by yourself without a guide/mentor, you just don't know if you are making mistakes until after you make them and they smack you in the face (or usually in the wallet)

I have also spoken to my neighbors who have a fairly similair floorplan and although they are not fully aware of the exact going rate, they have expressed they believe their house value to be higher than $120,000The main issue I am dealing with is I currently have very little money and my credit score, while not bad, lacks in potency for hard money lenders.I think it would be a shame to let this opportunity go to waste.

It is not the cost of the $ that is important, but the availability.If the PI is a stranger (for lack of a better word), you can have them set up a bank account with your name on it, but the account is not accessible to you.
