Just want some of u guys opinion i have a 2 family home on contract for $275,000 its fully rented out in great condition in a pretty nice neighborhood the comps are $300,000 to $310,000 in its current condition ...im asking for a 7000 assignment fee...it has 3 bedrooms and 1 bath in each and a partially finished basement with a bathroom and kitchen that could be a possible 2 more bedrooms for the first floor ..just needs sheetrocking and carpet. ..let me know what you guys think .thanks

There shouldn’t be any further repairs/upgrades needed….New roof 2014, new HVAC 2014, new hot water heater 2013, new appliances 2014, new doors 2016, new bathroom 2016, septic tank line replaced and tank pumped 2016.Just looking for guidance on whether I should hold or sell….Thanks in advance!

I'm thinking 1 page for each unit and it should include things like inventory of appliances and things that should be there like kitchen sink and all cabinets, bathroom sink, toilet and appropriate faucets, condition of carpet, paint.
