A large fenced backyard will attract families with children.

The convert a 3/1 to a 2/1/ or 2/2 Strategy, is probably best in trendy areas where young couples without children would want to buy. 

However, I need to balance my investment orientation with the needs of my young children and am hoping for some BP advice on good areas for investment opportunities with decent schools.  

By the way, if there are any naysayers or doubters out there that say they don't have time to be a real estate investor, I did all this while working full time at a demanding job, being a husband and parent for two children, attending night school for a masters program, and starting a separate business unrelated to real estate.

This will not be a full time endeavor for me just what to start thinking of my future and children’s future.
