I'll chime in here, and agree with Mike, good PMs are incredibly hard to find, however, I will say that you get what you pay for.

County wide numbers are not going to be accurate due to the fact that there are such differences between the towns...ie, you're going to find higher cap rate in East Orange than you would in Montclair due to risk.

Everything went pretty smoothly and he has been living in it for around 3 months now.The property is a single wide on 5 acres. 3 bedroom/2 bath.

Another it is about 3 feet up the wall, 6 feet wide, not very extensive, the wood is still solid.  

Years ago, before the internet became such a widely used tool, I would auction them on eBay, but that market is so flooded now, it's not worth the effort.
