What are most paying for mixed use property insurance nowadays?
I have a mixed us prop; 4 residential; 1 commercial space. In 2022 insurance was 5500, 2023…6500…2024……they’re quorting me $8700….wtf???? Can anyone rec...

Low quality tenants, and high vacancy usually follow…..

It took several tries over the years to develop a team of contractors, plumbers, roofers, electricians, etc but I believe I now have a team that I highly trust. 

I keep seeing Moxi Global Mortgage and from the reviews I've seen they seem legit, just high interest.

It may give some in the "community" some experience, but it sure goes wrong for the people they practice on.Now, let's see, they said to approach the client/victim at a high angle . . .  

FPE Stab-Lok breakers (red strip across the front, often says Stab-Lok somewhere on the panel) have a very high chance of not tripping when shorted or overloaded. 

Are you providing cable and high speed internet, security system, cleaning service etc?

I have started analyze the deal and am still working on the details. monthly costs are roughly $1300Potential income is between 8k-9k dependingcurrently only 1 lot active at 950/mnth9 others with mobile homes in need of repair - cost of rehab of all units could be up to 100klot rent would go from 300-400 per without homes in this area seems like a pretty high upside and not very low downside to the deal.

But, also as mentioned above, maybe the price is too high and doesn't make sense for investor buyers.
