So far, I've managed to build a really good team to support my business from agents and contractors to wholesalers and lenders.

Bought the original land for $1,100 per acre.Auctioned it off for $3,000 per acre 5 years later.Bought at auction the new property at $7,000 per acre.12 years later subdivided and sold for $50,000 per acre.  

Either adding square footage to an existing functionally obsolete 2/1 or 3/1 or splitting off a double lot.

The seller is willing to abandon their VA eligibility so that a new buyer does not need to be a Veteran, but does need to qualify based off of full income documentation and have $250K+/- plus closings costs. 

To top it off the few that did recently froze due to the economic situation. 

You could always pay off the line of credit without any pre-payment penalties. 

I just would price it based off what my former statements said-- simply off the main house. 

Sounds like your current lender is just behind the times as far as giving a BRRRR investor what they need.

Hey @David Cherkowsky - going off of what Jaron already mentioned, there's no real "tool" to track appreciation because its very subjective based off of whats been selling in your area. 

The biggest feat I am metabolizing so far is creating the right team, so I will certainly read this article soon!
