Looking to finance some deals and I'm looking for small but good and reputable lenders who would possibly work with less than 25% down - looking for somewhere in the range of 5% - 20% range and lends in Chicago.

I am a new investor looking for reputable contractors that can get it done from start to finish.

So are you saying its more important to explore the world of business by working in business, rather than going to school for it?

Reputation is critical also, so beyond experience, a firm would never hire anyone risky, a court won't appoint anyone risky in any way.   

We have very Very short memories  Jay, I totally agree about sponsor's risk but this risk is largely reputational.

Unfortunately, yes it is slim pickins' these days in SoCal but I know people are scrapping up deals here and there by hustling for them and having a vast network sending them deals because of their reputation.
