'Investing in Real Estate Private Equity' by Sean Cook is a great intro level book, that assumes you know nothing about the syndication space but it doesn't treat you like an idiot either, it takes you along and educates you2. higher level is "CRE analysis and investments" , a textbook by Geltner et al. which I loved, breaks down all aspects of CRE, how to underwrite etc. 3. lots of online stuff helpful too, like The Real Estate Syndication Show, recent episode belowOver 100 Passive Investments and Lessons Learned with Joe Fairless (youtube.com)4.

Why aren't there more (any!) 'a la carte' agents out there??

So they would be very hard to find them or have them work for you. expecting residential real estate agents to be experts at income producing properties is not realistic and not advised.. if your looking for investment property you should only be dealing with investment brokers .. there are designations for them or resi agents with the investment designation..

Our team helps a lot of out of state and out of town investors find properties that meet their needs (usually parking equity after a 1031 or moving equity from other real estate investments in other markets).Cashflow obviously depends on your LTV, but I would say the days of cash-flowing on an 80% LTV deal in this area are long gone, particularly with increased insurance rates and inflated operating expenses.
